DESCRIPTION
Grain Elevator: this grain storage facility was just emptied out in January of 2023. The facility has approximately 1,000,000 bushel of concrete and steel upright storage, approximately 370,000 bushel of flat storage. The facility has railroad access with UPRR mainline switch and 3500'. There is a metal frame metal clad storage warehouse that is approximately 30' x 80' with dock loadout.

Concrete House grain storage is approximately 241,000 bushel and has drive over pit unload and service with (2) 120' grain legs. One leg also services (2) steel grain bins of approximately 88,000 bushel each. The grain bins both have aeration floors and twin 36'' air fans. There is overhead loadout bin, dust collection system and Meyer continuous flow grain dryer with 90' grain leg.

Flat Storage is one metal frame metal clad building approximately 220' x 70' with concrete floor and approach and has 12'' aeration fans and tubes throughout. This building stores approximately 250,000 bushel. The other flat storage building is is approximately 182' x 60' metal frame metal clad building with concrete floor and approaches. This building stored approximately 170,000 bushel and has its own drive over pit and 70' grain leg. This building also has 12'' fans and tubes throughout.

Grain Storage Tank is located approximately 2 blocks straight south of the grain elevator at 700 9th Street in Onawa, IA. This steel grain tank holds approximately 450,000 bushel. The tank has (8) 30'' air fans, drive in from the south. This tank is serviced by 75' receiving leg and drive pit unload. There is a Sukup 4300 overhead loadout bin. The tank has ladder access with catwalk to the peak. The tank has temperature monitoring system. There is some damage to the tank on the south side by drive through door. The damage was once repaired but needs attention. It was just emptied out in January 2023.

TERMS
High bidder will enter into a purchase agreement upon conclusion of the auction. A 10% earnest deposit to be placed with Matt Minnihan Law Firm by March 23, 2023, 5:00 PM CST. Balance of purchase price to be paid in full with certified funds upon closing and delivery of deed. Closing to take place on or before May 15, 2023. Closing fees to be shared equally between Buyer and Seller. Buyer title insurance for the account of the buyer. All Real Estate taxes shall be prorated as of March 23, 2023. Full possession to be given upon closing. Sale of the property is not conditional upon the ability of the buyer to secure financing. 1.5% Buyer's Premium charged on overall total final bid amount only. Final bid is subject to the confirmation of the Seller. The property is subject to all recorded easements, covenants, restrictions and reservations of record.
