DESCRIPTION
1975 MFS Grain Bin (PZ9235), 1975 MFS approx. 85,000 bushel steel grain bin, 2 - Rolfes model C-27-7.5 fans w/7.5 hp electric motors, under bin auger, ladder.

Notes: This bin must be removed by May 1st, 2023 with NO Exceptions. Dismantle, removal, loading and transportation is at the sole expense, risk and liability of the buyer. Proof of insurance must be provided to AgState prior to any dismantling of the bins.

Purchaser shall maintain the required insurance coverage as outlined below to cover the purchaser, its authorized representatives, employees, agents, and any other person performing work under the sales contract or agreement with First Cooperative Association. The purchaser shall cause each subcontractor or independent contractor retained by the purchaser to purchase, obtain, and maintain the required insurance prior to commencing any portion of work. The purchaser shall notify First Cooperative Association of all subcontractors prior to the start or work and ensure First Cooperative Association is provided with a certificate of insurance evidencing the required insurance.

To the fullest extent permitted by law, the purchaser shall defend, indemnify, hold harmless and insure First Cooperative Association and its subsidiaries, affiliates, directors, officers, employees, and agents from and against any and all liabilities, obligations, damages, penalties, claims, costs, charges, and expenses, including reasonable attorney's fees, which may be imposed upon or incurred by or asserted against First Cooperative Association as a result of any negligence or misconduct on the purchasers part or anyone employed directly or indirectly by the purchaser, including subcontractors, employees or agents or the purchaser, or from any breach or default of this agreement which is caused or occasioned by the acts of the purchaser, its employees or agents. Purchaser shall insure its employees, agents, and subcontractors take all action necessary to comply with the terms and conditions set forth in this agreement. Additionally, purchaser further agrees to defend, indemnify, and hold harmless First Cooperative Association and its subsidiaries, affiliates ,directors, officers, employees, and agents from any and all claims arising out of any injury, disability, or death of the purchasers employees, subcontractors, or agents employed by the purchaser.

Insurance Requirements
30-day advance notice of cancellation, non-renewal, or material change.
Coverage must be placed with an insurance company with a current minimum A.M best rating of A-, VII, or better.
