High bidder will enter into a purchase agreement upon conclusion of the auction. A 10% earnest deposit to be placed with Erickson | Sederstrom P.C., L.L.O. of Omaha, NE. Balance of purchase price to be paid in full with certified funds upon closing and delivery of deed. Closing to take place on or before May 31, 2024. Closing fees to be shared equally between Buyer an Seller. Buyer title insurance for the account of the buyer. All Real Estate taxes shall be prorated as of closing. Full possession to be given upon closing. Sale of the property is not conditional upon the ability of the buyer to secure financing. Final bid is subject to the confirmation of the Seller.
