High bidder will enter into a purchase agreement upon conclusion of the auction. A 10% earnest deposit to be placed with Matt Minnihan Law Firm by March 23, 2023, 5:00 PM CST. Balance of purchase price to be paid in full with certified funds upon closing and delivery of deed. Closing to take place on or before May 15, 2023. Closing fees to be shared equally between Buyer and Seller. Buyer title insurance for the account of the buyer. All Real Estate taxes shall be prorated as of March 23, 2023. Full possession to be given upon closing. Sale of the property is not conditional upon the ability of the buyer to secure financing. 1.5% Buyer's Premium charged on overall total final bid amount only.
