DESCRIPTION
This grain facility is approximately 580,000 bushel capacity grain storage facility on deeded property. Grain storage is upright steel and flat storage. There is a receiving leg and pit. It was used for beans and corn storage. The rail siting is owned by the seller and joins Burlington Rail. There is vacant deeded property included with this that allows room for expansion. This facility is still in current and full operations.

This property is connected to public utilities and has its own septic.

GRAIN STORAGE
Approx. 200,000 bushel steel grain bin, side draw and 10'' discharge auger, dual aeration fans, with 8,500 BPH grain leg and drive over dump pit, overhead drag conveyor all installed NEW in 2014, new transformer installed same time and is owned by the seller, 27,000 bushel steel grain bin, side draw and discharge auger and aeration fan, 9,000 bushel steel grain bin.

Approx. 70' x 120' steel flat storage building, all concrete floor, 105,000 bushel storage capacity, York 12'' discharge auger, dual aeration fans on west.

Approx. 20' x 84' wood frame metal clad storage building, all concrete floor.

OFFICE/SHOP/SCALE
Approx. 40' x 72' wood frame metal clad office/shop building, 760 sq/ft of finished office area, balance is unheated shop area, 10' x 60' concrete deck pit scale with digital readout.

TERMS
High bidder will enter into a purchase agreement upon conclusion of the auction. A 10% earnest deposit to be placed with Charter Title Company by March 23, 2023 5:00 PM CST. Balance of purchase price to be paid in full with certified funds upon closing and delivery of deed. Closing to take place on or before August 1, 2023. Title insurance and closing fees to be shared equally between Buyer and Seller. Seller to pay 2022 Real Estate taxes. 2023 and subsequent taxes are to be prorated. Full possession to be given upon closing. Sale of the property is not conditional upon the ability of the buyer to secure financing. 1% Buyer's Premium charged on overall total final bid amount only.
