DESCRIPTION
This grain facility is approximately 485,000 bushel capacity grain storage facility on deeded property. Grain storage is upright steel and flat storage. There is a receiving leg and pit. It was used for beans and corn storage. The rail siting is owned by the seller and joins Burlington Rail. There is vacant deeded property included with this that allows room for expansion. This facility is still in current and full operations. The stack pile conveyor is also used and sits on leased property with transferrable lease.

This property is connected to rural water and has its own septic.

GRAIN STORAGE
(3) West bins are approximately 32,000 bushel capacity, 36' diameter with dual aeration fans, service by approximately 120' - 5,000 BPH receiving pit and leg, 3, 500 bushel overhead loadout bin, next (5) bins going East are approximately 14,000 bushel capacity with aeration fans, (3) bins South of receiving pits are approximately 15,000 bushel capacity, house storage is approximately 18,000 bushel capacity service with 120' grain leg and dump pit, big bin East of house is approximately 66,000 bushel capacity and 36'' aeration fan.

FLAT STORAGE AREA
Approx. 120' x 70' steel quonset, all concrete floor, aeration tubes and south end fans, front sliding doors with approximately 105,000 bushel capacity, service by 80' - 5,000 BPH leg and dump pit, approximately 3,300 bushel overhead railcar loadout tank, upright steel grain bin is approximately 38,000 bushel capacity with aeration fan, 12'' discharge unload to pit.

OFFICE & SCALE
Approx. 1,400 sq/ft finished office area, 10' x 70' above ground scale, 120,000 lbs. capacity, grain probe was new in 2020, LP gas heat.

SHOP
Approx. 50' x 40' steel frame shop building, all concrete floor with heated floor, 20' overhead door, (2) 40' Conex boxes for storage.

PILE CONVEYOR
Approx. 140' x 10'' pile conveyor, drive over pit unload, electric drive motor. This sits on leased property with transferable lease.

TERMS
High bidder will enter into a purchase agreement upon conclusion of the auction. A 10% earnest deposit to be placed with Charter Title Company by March 23, 2023 5:00 PM CST. Balance of purchase price to be paid in full with certified funds upon closing and delivery of deed. Closing to take place on or before August 1, 2023. Title insurance and closing fees to be shared equally between Buyer and Seller. Seller to pay 2022 Real Estate taxes. 2023 and subsequent taxes are to be prorated. Full possession to be given upon closing. Sale of the property is not conditional upon the ability of the buyer to secure financing. 1% Buyer's Premium charged on overall total final bid amount only.
