DESCRIPTION
This facility is an approximately 860,000 bushel storage facility on deeded property. Grain storage is upright steel and flat storage. There are 2 receiving legs and pits. It was used for beans to the west leg/pit, and corn to the east leg/pit. There is United Pacific leased railroad sitting with loadout that is operational but not recently used. There is vacant deeded property included with this that allows room for expansion. This facility is still in current and full operation.

Approx. 100' - 6,000 BPH receiving leg with drive over pit with 2020 York 14" installed conveyor to leg, cross overhead conveyor to Bin #4 is approx. 250,000 bushel upright steel bin, 80' diameter with (2) side draws and 12" drag conveyor to leg, (3) hopper bins, 18' diameter with 12" aeration fans, (2) 5,500 bushel, (1) 7,100 bushel, 100' x 42' steel flat storage quonset is used for equipment storage but has been used for flat grain storage, 8" overhead auger with drops, 20' peak and all concrete floor, also has aeration tubes and fans and sliding doors.

CORN STORAGE
Approx. 90' - 6,000 BPH receiving leg, drive over pit and 10 hole 10'' distributor and 2,000 bushel overhead loadout bin, overhead drag conveyor to Bin #13 which is approximately 68' diameter upright steel grain bin wtih (4) 30'' fans and drag conveyor unload, 160' x 50' steel quonset flat grain storage building for approximately 106,000 bushel capacity, all concrete floor, overhead auger, sliding doors and aeration fans and tubes, (2) approx. 20,000 bushel bins with aeration floors and drag conveyor discharge, (6) upright steel grain bins are 27,000 bushel with 18'' aeration fans, (2) 10,000 bushel upright grain bins, (1) 30,000 bushel 36' diameter grain bin with (2) 30'' aeration fans. Stationary MC continuous grain dryer is not operational, rail load is very operational but not recently used, serviced by 40' drag conveyor and control room that can operate the whole facility from there.

SHOP/OFFICE & SCALE
Approx. 56' x 20' finished office and shop area, 1,360 sq. ft. of heated shop and all concrete floor and overhead doors, 70' x 10' above ground scale with digital readout, grain probe.

TERMS
High bidder will enter into a purchase agreement upon conclusion of the auction. A 10% earnest deposit to be placed with Charter Title Company by March 23, 2023 5:00 PM CST. Balance of purchase price to be paid in full with certified funds upon closing and delivery of deed. Closing to take place on or before August 1, 2023. Title insurance and closing fees to be shared equally between Buyer and Seller. Seller to pay 2022 Real Estate taxes. 2023 and subsequent taxes are to be prorated. Full possession to be given upon closing. Sale of the property is not conditional upon the ability of the buyer to secure financing. 1% Buyer's Premium charged on overall total final bid amount only.
